In order to avoid this, Valdes Law Firm, P.A. provides title examination and title insurance for our commercial and real estate clients. The purpose of title insurance is to protect the buyer and the lender against loss from defective titles, liens, and encumbrances. We conduct an extensive search of the public records to make sure that there are no adverse claims to our clients’ interests. If we find that there are adverse claims or other defects in title, we seek to eliminate them prior to closing. By taking care of any liens or any other defects in title prior to closing, our clients save thousands in legal fees and also have the peace of mind that they have marketable title to their property.
